Designed by architect Mário Fernandes and located just five minutes from University of Minho, The First Guimarães is redefining sustainable construction.
Integrated into MITH (Minho Innovation & Technology Hub), this innovative project combines energy efficiency, advanced construction techniques, and a strong commitment to user well-being.
With a total area of 6,465 m² spread across six floors, The First Guimarães brings together multiple functions in a single space, integrating the B&B HOTEL Guimarães with 95 rooms, the Sitio co-working space, and a residential area with 44 apartments. The building also features on-site parking, ensuring convenience and accessibility for its users.
The project incorporates CREE Buildings technology, using prefabricated hybrid components—such as roof panels, facades, and pillars—that combine wood and concrete. This innovative approach significantly reduces material waste, minimizes noise pollution, and lowers the building’s carbon footprint by over 60% compared to traditional construction methods.

This building was designed to reduce energy consumption, integrating solutions that enhance thermal insulation and lower emissions. Compared to traditional construction methods, this sustainable approach reduces the carbon footprint by over 60%, aligning with the best eco-friendly construction practices.
The First Guimarães hosts partners such as the B&B Guimarães Hotel and the Sitio Gaia office space, providing a dynamic and flexible environment for various needs.
